What kinds of chimneys do Prairie Village homes have?
Almost all are brick masonry chimneys from the postwar building boom. About 45 percent of Prairie Village homes were built in the 1950s alone, and about 72 percent before 1970. The median year built is 1959. A house of that period has a brick chimney with a clay tile liner, and it has now been through 60 to 75 winters.
| When the home was built | Share of Prairie Village homes |
|---|---|
| Before 1950 | About 11% |
| 1950s | About 45% |
| 1960s | About 15% |
| 1970s | About 11% |
| 1980s and 1990s | About 6% |
| 2000 or later | About 10% |
About 84 percent of the city’s housing is detached single-family homes. The one in ten built since 2000 are mostly newer houses on older lots, and those usually have gas or factory-built fireplaces.
What should Prairie Village homeowners watch for?
- The flue liner: clay tiles from the 1950s can be cracked or have open joints that cannot be seen from the firebox. A camera inspection is the only way to know.
- The damper: original cast-iron throat dampers rust and warp until they no longer close, which lets heated air out of the house all winter.
- The crown and mortar joints: decades of freezing and thawing open them up and let water into the brick.
- Newer homes on older lots: gas fireplace vents and long dryer vent runs need the same yearly attention as anywhere else.

How long does a clay tile chimney liner last?
A clay tile liner can last for decades if it stays dry and the chimney is swept, but it does not last forever. Chimney fires, water and settling crack the tiles and open the joints between them. A liner from the 1950s may be sound or badly cracked, and only a camera inspection shows which.
What is a top-sealing damper?
A top-sealing damper is a spring-loaded lid mounted at the top of the flue and opened by a cable that hangs down into the firebox. It replaces a rusted or warped throat damper without rebuilding the firebox, and because it closes the flue at the top it also keeps out rain, animals and cold air.
