What is chimney tuckpointing?
Tuckpointing is the replacement of mortar in the joints between bricks. The old, weathered mortar is ground out to a depth of about twice the width of the joint, the joint is cleaned and dampened, and new mortar is packed in and finished to match the original. Done properly, it restores the chimney’s strength and weather resistance without replacing any brick.
Why does chimney mortar fail?
Water and cold. Mortar absorbs water, the water freezes and expands, and each winter opens the joints a little more. Chimneys fail faster than walls because they are exposed on all four sides and because acidic flue gases attack the mortar from inside. Repairs made with hard modern cement on older, softer brick fail in their own way: the mortar outlasts the brick and the brick faces break off instead.

What about the crown?
The crown is the sloped top of the chimney that sheds water away from the flue and the brick. Many chimneys were finished with a thin layer of mortar instead of a real crown, and it cracks within a few years. A proper crown is cast concrete, at least two inches thick, with an overhang and a drip edge so water falls clear of the brick. Hairline cracks in a sound crown can be sealed; a broken-up crown is rebuilt.
What is spalling brick?
Spalling is brick losing its face. Water soaks into the brick, freezes, and pushes the surface off in flakes or chunks. Once the hard outer face is gone, the softer core absorbs water faster and the damage speeds up. The fix is to replace the damaged bricks, repoint around them, and remove the source of water, which is usually the crown, the cap or the flashing.
When is the best time for masonry work?
Spring through fall. Mortar needs temperatures above about 40°F to cure properly, and it must not freeze in its first days. Spring is also when the past winter’s damage shows up, and work done then is ready before the next burning season.
What does chimney masonry work cost in Olathe?

What is the difference between tuckpointing and repointing?
In the trade, tuckpointing originally meant a decorative finish using two colors of mortar to make joints look thinner. Today the two words are used interchangeably for grinding out failed mortar and replacing it. What matters is the depth of the grinding and the match of the new mortar, not the name.
Should a chimney be waterproofed?
Yes, after the repairs, with a breathable water repellent made for masonry. It lets moisture inside the brick escape as vapor while keeping rain out. Film-forming sealers and paint do the opposite: they trap moisture inside the brick, where it freezes and causes spalling.
What is a mortar wash crown, and why is it a problem?
A mortar wash is a thin layer of mortar smeared over the top of the chimney instead of a proper crown. It has no overhang, it is too thin to resist freezing, and it usually cracks within a few years and lets water into the chimney. The fix is a cast concrete crown with an overhang and a drip edge.
How long does new mortar take to cure?
It sets within hours but reaches full strength over about four weeks. During the first few days it must be kept from freezing and from drying out too fast in hot sun. The fireplace can usually be used as soon as the work is finished, because the heat in the flue does not reach the outside joints.
Why is my chimney leaning?
The usual causes are a footing that has settled, mortar joints that have failed on one side, or water damage that has weakened the lower courses. A leaning chimney is a structural problem rather than a cosmetic one. Stop using the fireplace and have it evaluated before any repair is planned.
Can I repoint a chimney myself?
Short sections at ground level are within reach of a careful homeowner who matches the mortar and grinds the joints deep enough. Work above the roof line is a different matter: it needs safe access, often scaffolding, and mistakes there are hard to see and expensive to redo.
