What the regular services start at
Starting prices for a typical single-flue chimney or single-system home. The factors that move the price are listed with each service.
Chimney Sweeping
Starting at$119
Sweep of the firebox, smoke chamber and flue, with the room protected and the debris removed.
Higher with heavy or glazed creosote, a second flue, or a stove or insert that has to be pulled.
Service details →Sweep + Level 1 Inspection
Starting at$169
The sweep above plus the yearly NFPA 211 inspection of the readily accessible parts of the chimney.
The usual yearly service for a fireplace in regular use.
Service details →Level 1 Inspection
Starting at$99
Yearly inspection of a chimney that has not changed and is used as before.
Often booked with a sweep, which is priced above.
Service details →Level 2 Inspection
Starting at$239
Video scan of the flue interior plus the accessible attic, crawl space and basement, with a written report. The level called for when a home is sold.
Each additional flue adds to the price.
Service details →Gas Fireplace Service
Starting at$119
Burner, pilot, logs, glass and vent cleaned and checked, ignition tested, gas connections checked for leaks.
Parts such as a thermocouple or thermopile are quoted separately before they are fitted.
Service details →Dryer Vent Cleaning
Starting at$99
Lint cleared from the full vent run to the outside hood, with airflow checked afterward.
Long runs and roof terminations may cost more.
Service details →Air Duct Cleaning
Starting at$349 per system
All supply and return ducts, registers and the air handler of one heating and cooling system.
Priced per system. Very low whole-house offers rarely cover the whole system, which is why ours is not $99.
Service details →What repairs start at
Smaller repairs have starting prices. Larger ones are quoted after an inspection, for the reasons given below.
Chimney Cap, Installed
Starting at$199
Stainless steel single-flue cap with mesh sides, sized and fitted.
Multi-flue covers and custom sizes cost more.
Service details →Top-Sealing Damper, Installed
Starting at$249
Gasketed damper mounted at the top of the flue with a cable control in the firebox.
Varies with flue size and roof access.
Service details →Crown Sealing
Starting at$299
Hairline cracks in a sound crown sealed with a flexible waterproof coating.
A crown that is breaking up is rebuilt instead; that is quoted after inspection.
Service details →Tuckpointing
Starting at$449
Failed mortar joints ground out and repointed with matched mortar.
Priced by the area and height involved after an inspection.
Service details →Flashing, Relining, Rebuilds, Chase Covers
PriceQuoted after inspection
Flashing repair, stainless steel liners, partial rebuilds and fabricated chase covers depend on measurements and on what the inspection finds.
A sight-unseen price for this work is either padded or a bait price, so we do not give one.
Service details →What changes the price?
Four things move chimney pricing more than anything else:
- Access: a steep roof or a tall chimney takes longer and needs more equipment.
- Condition: glazed creosote is a different job from a season’s soot, and worn masonry is quoted by how much of it has failed.
- System type: a stove or insert has to be pulled to sweep behind it; an open fireplace does not.
- What the inspection finds: which is why repairs are quoted after one.
How these prices were set
Each starting price was set by taking the typical rate in published cost guides for the Kansas City area and the United States and reducing it by about 20 percent. For example, cost guides put a chimney sweep in Olathe at about $130 to $150 and a Level 2 inspection with a video scan at about $300 to $500 nationally. The guides are listed at the bottom of the page, and prices are reviewed as those rates change.

Is the quoted price the final price?
Yes. The price is quoted before work starts, and that is the price you pay. The only time it changes is if you ask for additional work, and that gets its own quote first.
Can you give a price over the phone?
For sweeping, inspections, gas fireplace service, dryer vents and air ducts, usually yes, because the starting prices on this page apply to most homes. Masonry, flashing and relining need someone to look at the chimney first.
Why are some repairs not priced here?
Because a responsible price for relining, flashing or a rebuild depends on measurements and on what the inspection finds. A number given sight-unseen would be either padded to cover surprises or a bait price that rises on the day.
Is there a discount for booking several services in one visit?
Booking a sweep with an inspection, or chimney work together with dryer vent or air duct cleaning, saves a second trip, and the quote reflects that. Ask when you call.
How were these starting prices set?
By looking at published cost guides for the Kansas City area and the United States and setting each starting price about 20 percent under the typical local rate. The guides used are listed at the bottom of this page. Prices are reviewed as those rates change.
When is payment due?
On completion of the work, once you have been shown what was done. There is no deposit for the standard services on this page.
